Small Lots Big Design - How Good Design Enhances Small Lots in Northampton, MA

In 2013 the City of Northampton hosted a “Small Lots, Big Design” competition. The purpose was to demonstrate how good design can enhance small lots throughout the city. 

Since the end of the competition, Bruce Volz, of Shop Development LLC has seen his project progress to the point where it is almost complete. 

Bruce is also the co-owner of VCA, custom builders of unique furniture and architectural millwork in Northampton. His passion is in the design and quality of the pieces his company produces. His clients are varied and can mostly be found in New York and California. So it goes to say that this Small Lots, Big Design project has been a labor of love for him. He has never been involved in the construction of buildings. He paid three firms to come up with a design that he could get behind. In the end he chose Jones Whitsett Architects, and construction began in the Spring of 2015. 

Within walking distance to downtown Northampton, each two story building is made up of two single story dwellings, an upper and a lower dwelling. Each is efficiently organized to provide homeowners a spacious two bedroom apartment, including an outdoor deck and covered parking. The dwellings are low maintenance. The construction exceptional. Standards include double glazed windows, air-source mini-split heating/cooling, solar hot water, and LED lighting.

Inside the homes is all Bruce. The wood used in the counter face is reclaimed wood from a barn that previously stood on the property. Same with the barn doors in the home. The counter tops are recycled paper and resin. The floors are natural ash and teak. The cabinets were made in his company, designed by his people, all excited to be a part of the process. The homes have a rustic but polished look. Every pain staking detail is Bruce.

These homes are truly a work of art. Three of the four homes have been sold. There is an open house this weekend (Sunday, November 6, 2016 from 1-3PM) so feel free to stop in and take a tour. CBUMR Agent Phil Pless claims victory at the 4th Berkshire Highlands Pentathlon

Over 160 participants and 113 volunteers made this year's 4th Berkshire Highlands Pentathlon the best yet. Hosted by Berkshire East Ski Area, racers could do the event solo in the Braveheart Laddie or Lassie category, or join with others in teams of 2-5. The race consists of a 4.5 mile trail run, an 18 mile four lap criterium bicycle leg, a 5 mile downstream paddle in the Deerfield River, a 2 mile obstacle course run and a climb to the top of Berkshire East and ski down to the finish. 

 

Phil had all positive things to say about this event:

"My team is The West County Old Stars. We regained our title in the 50+ 5 person team category. We beat last year's winner, Mighty Molitia, our friends and rival, The Zephyrs, and a new team this year, 4 Lesbians and a Guy in a Skirt. Overall winning team was Team Thunder. In the Under 19 category, Varsity M, from Mohawk, edged Tenacious Turtles from Amherst RHS.  Another thing that made it such a great event is how many of us know each other on various teams and have many friendly rivalries.  John McCarthy from Ludlow won the Braveheart Laddie, first male solo."

Steve started his real estate career with us in 2006 and left to take the Director of Sales position with another real estate company in 2011.  He has recently returned is happy to be back with Coldwell Banker Upton-Massamont where he will get back to doing what he loves, serving buyers and sellers as well as investors throughout Hampshire and Franklin County.

Steve grew up in Franklin County and has lived in Hampshire County where he managed a local restaurant. Steve also spent a few years out of state in restaurant management but missed the Valley, and knows this is home. His passion for the Valley brought him back and sparked his interest in a Real Estate Career.

This morning, Timothy Parker was inducted into the National Association of REALTORS at the RAPV meeting held at the Summit View Meeting & Banquet House in Holyoke.  Tim has pledged to uphold the NAR Code of Ethics, voluntarily agreeing to abide by a Code based on professionalism and protection of the public.

Tim grew up in Conway & Ashfield and has a vast knowledge of the Western Massachusetts area.  He worked in the Coast Guard and obtained a degree from the University of Massachusetts.  Upon returning to Ashfield with his wife, Erika, and their two children, he worked in the carpentry field obtaining a valuable understanding and plenty of experience in the building process.  He is now excited to be moving from building real estate to selling it.

Tim recently shared, "I have already begun to appreciate the dynamic nature of this job, and that is why I am working closely with Phil Pless, who has over 30 successful years of experience in the industry".  It is Tim's goal to assist buyers and sellers with their real estate needs throughout Western Massachusetts for many years to come.

Market Watch for Franklin & Hampshire Counties, MA

Today there are 444 single family homes on the real estate market for sale in Franklin County Massachusetts,  with a median list price of $234,950.

Some encouraging news to sellers is there was 51 sales over the last 30 days and homes have sold for 95% of their list price.

In Hampshire County, Massachusetts there are 712 single family homes for sale with an average days on market of 168 and a median price of $299,900.

The news to sellers in Hampshire county is similar as there was 130 sales over the last 30 days and homes have also sold for 95% of their list price.
