Real Estate Market Today in the Pioneer Valley

Market WatchComing off of a long, cold winter the real estate markets in Franklin & Hampshire County are picking up as fast as it is warming up.  Glad to see more properties heading to the real estate market giving Buyers more options to find their dream home.

Today in Franklin County there are 306 homes available for sale with the average list price of $259,881.  These properties have been on the market on average 226 days and have an average list price per square foot of $140.00.

In Hampshire County there are 518 homes available for sale with an average list price of $350, 186.  These homes have an average days on market of 189 with a list price average square foot of $169.00

The tables below share real estate stats over the last 3 months for properties under agreement and for properties that have sold.  Tracking this information helps us see the direction of our market in the short term.  Property for sale is down right now but we are seeing signs that the inventory is picking up.  Keep a look out for more information on specific towns in upcoming post.

Market Watch-30 Day Review

Market WatchWorking towards the end of my day and thought I would review the market conditions of our real estate market for the last 30 days.  There are 283 single-family homes for sale in Franklin County today with the average list price of $245,404 and an average square-foot price calculating to $137.00  There are 27 houses pending sale with an average list price of $246,303.

We find a healthy increase of 24.3% in the sale price of single-family homes over the same period a year ago to $209, 460.  January is not our markets most active month but off to a good start for 2015.  Check out the chart below for more information.  Click on the link "Homes for Sale" to see all active single-family homes.

Market Watch-4th Quarter Report

Market WatchOur local real estate markets continue to move in the right direction.  The 4th quarter of 2014 shows improvement for residential home sales in both Franklin & Hampshire Counties in Massachusetts.

Franklin County closed 135 single-family homes from October through December 2014 with an increase of 10 more closings over the previous year for the same time period. Sale prices rose by 7.28% for an average sale price of $201,834.

Hampshire County closed 275 single-family homes in the 4th Quarter of 2014 which is 7 more over the previous year for the same time period.  Hampshire County properties were on the market  35.8% longer than the previous year but the sale price  rose by 1.74% to $264,541, still moving in the right direction.

Market WatchOur Monday Market Watch brings us to Hampshire County, MA where there has been a very active market over the last month.  We presently have 646 properties available for sale in Hampshire County.  The average list price is $336,286 however, you will find 273 of those homes listed under $300,000.

Out of the 92 listings sold between October 10th and November 10th the average original price to sale price is 93% and were under agreement in 64 days. For the same period 185 homes listed changed their price with an overall average of -4.64%.

Market WatchThe real estate market in Franklin County, MA has been active with only slight signs of it slowing down for the fall and winter months.  Over the last month 56 homes have been sold with the average sale price of $206,989. The most active price range was the under $200,000 with 26 sales.  The average price per square foot over the last month has been $127.00

Market Watch Update!

Market WatchWWLP News reported that Massachusetts single-family home sales for the month of August is down by 7%, while the Pioneer Valley has increased by 8%.  That is fantastic news for us in the Pioneer Valley!  Median price of homes have dropped to $205,000 for the Pioneer Valley, however, that is an increase of 3.5% since August of 2009.  Check out the article by clicking HERE.

The on-market snapshot in Hampshire County shows the Median Price up 6.5% .  There are 4.4% more homes on the market compared to the same time last year and the average days on the market are 11.8% less with an average of 186 days on the market.
